Contact Me - I will visit with you at your Florida home or through internet options and discuss your options you have when selling your home. I will do my homework beforehand. Photographs - Once you have Hired me to Sell Your Home I will make an Appointment with you to have a Professional Photographer take photos, videos, and a little drone action if needed.

MLS - Once the Photos are completed, I will upload the photos and detailed information of your home into the MLS. If needed, Floor Plans, the Virtual Tour, and any other Documents that may be required to optimize your listing.

Marketing Plan - Once your home has been posted in MLS, I will implement a strategic marketing plan for your home. This could include, but is not limited to; Installation of a For Sale yard sign, holding a Broker Open House and/or Open House, Print Advertising, and Extensive Online Advertising. I will syndicate it to over 100 Real Estate Websites including Zillow, Realtor.com and Trulia. I Find Buyers!

Home Showings - Your Home should always be available for a Potential Buyer to see, even though it may be inconvenient for you. The more you show your home, the offers you will receive. 

Presenting an Offer(s) - I will present all offers to you in a timely manner, as with all offers, time is of the essence. I will advise you and guide you through any questions you may have in regards to an offer.

Accepting an Offer - Once an offer has been accepted by you, the Seller, the Buyer may elect to have a Home Inspection of your home. Generally, the Home Inspection is completed within ten (10) days of your written acceptance. The Buyer will also need to have an appraisal of the property done by their Lender. There are many deadlines in a Purchase Contract and I will Keep the Process on Track for an on time Closing.

Seller’s Checklist for Closing - Once the Purchase & Sale Agreement has been fully executed and the Earnest Money Deposited, I will provide you with a Closing Checklist. This list is meant to be a helpful guideline as you prepare for the closing on your home.

Closing: Depending on the Buyer, a final walk through of your property may be scheduled the morning of closing. Please note that all personal property, including any garbage, must be out of the home and off the premises. At closing, you will sign a final HUD Closing Statement and turn over the keys to the Buyer.

From Contract to Closing usually takes 30 to 45 Days, depending on the circumstances.
